The single most common call we take on 30A is not a break-in and it is not a lost key. It is a code that will not open a door on a Saturday afternoon, with a family standing in the driveway and a manager three properties away trying to fix it from a phone.
Short-term rental doors on 30A are almost all keypad doors now, and they fall into two broad families. The first is the consumer smart lock — a battery keypad deadbolt, sometimes with Wi-Fi or Bluetooth, that a manager programs guest codes into through an app. The second is the commercial e-code family, the kind large rental programs standardize on, where codes are generated in advance from a schedule rather than typed into the lock. Both families fail in predictable ways, and the failures cluster at turnover. Codes are the first suspect but rarely the actual fault. In our experience the real cause is usually one of five things: the batteries dropped below the threshold where the motor can throw a stiff bolt even though the keypad still lights up; the door itself has swelled or shifted so the bolt is dragging on the strike and the motor stalls; the previous guest's code was never expired and is colliding with the new one; the lock's internal clock has drifted out of sync with the system that issued the code; or somebody changed the code in the software but the lock never received the update because it is not actually a connected lock.
That last one catches new managers constantly. A lock can look identical to a connected model and be entirely offline — it only knows what has been physically carried to it. Sorting out which of those five is happening is a five-minute job for someone who has done it before and a ruined afternoon for someone who has not.
What we do on a turnover call
- Get the guest inside first. Everything else is secondary to that, and there is almost always a way in that does not damage the door.
- Test the mechanical side separately from the electronic side — throw the bolt by hand, check strike alignment, check that the door closes square before blaming the software.
- Check battery voltage under load, not resting voltage. A weak alkaline set reads fine on a meter and still cannot drive a bolt.
- Verify the lock's time and its stored code set against what the management system thinks it issued.
- Expire the stale codes properly instead of stacking a new one on top of eleven old ones.
- Tell you plainly whether the unit is worth servicing or whether it has reached end of life.
Kaba and Oracode e-code locks, explained without the sales pitch
Owners search for these names constantly and find almost nothing written for a normal human, so here is the plain version.
An e-code lock does not receive your guest's code over the internet at the moment of booking. Instead the lock and the code-generating system share a secret and a clock. When a reservation is created, the system computes a code that will be valid for that specific door across that specific window of dates, and hands it to the guest. The lock, sitting offline on the door with no network of any kind, independently computes the same answer and recognizes the code when it is typed. Nobody has to drive to the property. Nothing has to be online. That is the whole trick, and it is genuinely clever.
The consequences of that design are what actually matter to an owner:
- The clock is load-bearing. Because validity is computed from time, a lock whose internal clock has drifted will reject perfectly legitimate codes, usually at the edges of a stay — the arrival evening or the departure morning. Drift is the number one cause of "the code the guest was sent does not work."
- Battery changes are a service event, not a chore. On some units a careless battery swap loses the clock, and the door then needs to be resynchronized before it will honor issued codes again. This is why a well-meaning handyman can leave a door worse than he found it.
- Codes do not overwrite each other. A departing guest's code stops working because its window closed, not because you deleted it. If a code is still working after checkout, the problem is in the schedule, not the lock.
- There is a mechanical override, and it matters. These are still locks. There is a key path or an override path for exactly the moment the electronics will not cooperate, and knowing where it is on your specific model is worth ten minutes of your time before you need it.
- They are not consumer hardware. Parts, programming tools and replacement cylinders are not on a store shelf. When one of these fails on a Friday, the answer is either a technician who already carries the right pieces or a very long weekend.

Lockouts
Lockouts on 30A come in a few reliable flavors. Guests locked out of a rental, usually in the evening, usually because a keypad went dark. Cleaners and maintenance crews locked out mid-shift with a schedule collapsing behind them. And the classic beach lockout — keys in a bag, bag in a car, car in a lot, everyone barefoot and sandy.
A lockout is a technique problem, not a force problem. A competent entry on a residential door leaves no marks and takes minutes; the damage people picture happening is what occurs when somebody without tools starts prying. If you are locked out right now, the useful things to do before we arrive are: confirm which door you actually have access rights to, find out whether a keypad is dead or merely rejecting a code, and check whether anyone in the party has a code that worked earlier today. That last question resolves a surprising share of calls before anyone drives anywhere.
We ask for proof that you belong at the property before we open it. Everyone does, and anyone who does not should worry you. For a rental that usually means your reservation; for a home it means identification tied to the address or a property manager who can vouch for you. It takes a moment and it is the reason the service is safe to offer at all.
Car keys and fobs
Losing a car key at the beach is its own category of bad day, because the vehicle is often the only way out of a very long, very narrow corridor. Modern keys are also nothing like the keys people remember. A blade cut on a machine is only half the job; the transponder chip or the proximity fob has to be paired to that specific vehicle's immobilizer before the engine will start, and that pairing is what separates a locksmith from a hardware store.

- Spare keys and fobs cut and programmed before you need them, which is always cheaper and calmer than doing it under pressure.
- All-keys-lost situations, where there is no working key to copy and the key has to be originated from the vehicle itself.

Rekeying, and when replacement is the better answer
Rekeying changes what key opens a lock without changing the lock. The cylinder comes apart, the internal pins are re-stacked to a new combination, and every old key stops working. It is the correct move after a purchase, after a rental turnover involving physical keys, after a contractor project ends, after a roommate or employee leaves, and any time you genuinely cannot account for every key ever issued.
Replacement is the better answer when the lock is worn past adjustment, when the finish and internals have been eaten by salt air, when you want a different function on the door, or when you are consolidating a house full of mismatched hardware onto one key. On a rental, keying multiple exterior doors alike is one of the highest-value hours you can buy — it removes an entire category of confused phone calls.
Owners along this coast should also know that the frequency of rekeying is a real decision, not a formality. A property that hands out physical keys to guests is handing out copies it cannot recall. If that describes your rental, either move to a keypad or budget rekeying as a scheduled expense rather than an emergency.
Salt air, humidity and hardware that actually survives here
Gulf-front and near-Gulf hardware faces constant airborne salt and near-permanent humidity. Salt is hygroscopic — it pulls moisture out of the air and holds it against metal — so a lock a few hundred feet from the water is effectively wet most of the time even on a dry week. Cheap finishes blister, springs weaken, and set screws seize.
Practical guidance we give owners: prefer solid-brass or purpose-built coastal-grade exteriors over plated pot metal; rinse exposed hardware with fresh water periodically, especially anything within sight of the water; use a dry lubricant rather than a heavy oil, because oil traps salt and grit against the pins; and treat a key that has started to feel gritty as an early warning rather than a quirk. Locks give notice before they fail. The gritty key, the bolt that needs a shoulder, the keypad that takes two tries — those are the notice.
Storm season
Doors and locks are part of a building's storm readiness and are usually the last part anyone checks. A deadbolt that only engages halfway because the door has shifted is not holding anything in a wind event. Strike plates fastened with short screws into trim rather than long screws into framing are cosmetic. Sliders and secondary entries frequently have latches that stopped meaningfully latching years ago.
Before a season, the worthwhile checks are simple: confirm every exterior deadbolt throws fully with the door closed, confirm strike plates are anchored into structure, confirm anyone responsible for the property can actually get in and out under pressure, and confirm that keypad locks have fresh batteries so a power event does not become an access event. After a storm, expect swollen doors and misaligned strikes; that is an adjustment, not a replacement, and it is worth having someone look before you buy new hardware you do not need.
Property managers and small commercial
Managers running multiple doors on 30A have a different problem than homeowners: they are managing access as a system, not a lock. That means keyed-alike schemes so a crew carries one key instead of eleven, master keying where a supervisor opens everything and a cleaner opens only their assignments, code schedules that expire on their own instead of by memory, and a plan for the day a unit dies mid-season. Common questions
My guest says the code does not work. What do I check first?
Batteries under load, then whether the keypad responds at all, then whether the code was issued for today's date and this exact door. If the keypad is dead the code is irrelevant, and if the dates are off the lock is behaving correctly.
Can a keypad lock be opened if the batteries are completely dead?
Yes. Every unit of this kind has a mechanical or override path. Where it is and what it needs depends entirely on the model, which is a good reason to find out before an emergency rather than during one.
Do I need to rekey between every guest?
Only if guests receive physical keys. Doors on generated codes handle this automatically, which is most of the reason rental programs on this coast standardized on them.
Is a smart lock a bad idea this close to the Gulf?
